Luxury property needs beautiful presentation, but beautiful photographs alone do not sell a home. The price has to position the property correctly. The marketing needs to reach the right audience. The launch needs to create attention and every enquiry needs to be handled properly. My strategy brings all of that together. From professional photography, cinematic video and social media to buyer qualification, personally conducted viewings, negotiation and sales progression, each stage has a purpose. You deal directly with me throughout, with a dedicated WhatsApp group keeping communication open and straightforward. And when the market tells us something, we listen. I will always give you the advice I believe your property needs, even when that means having an honest conversation.

The right asking price is one of the most important decisions we will make when selling your home. With luxury property, pricing is not about choosing the highest figure and hoping the market catches up. It is about understanding exactly where your home sits within the market, what buyers are prepared to pay and how they are searching. I analyse recently achieved sales, current competing properties, buyer demand, local market conditions and the key online price bands buyers use when searching. I also look beyond the numbers. Your home’s position, plot, specification, condition, lifestyle, privacy and individual features all influence how it should be presented and positioned. The aim is to create the strongest possible launch from day one, protecting the value of your home while ensuring it reaches the right audience. For luxury homes across Cheshire, this considered approach helps prevent a property becoming stale, overlooked or repeatedly reduced later. Pricing is not simply a valuation. It is the first part of the marketing strategy.

02 Property Information

Getting the Property Information Right From the Start

Before photography, before the property goes live and before buyers start asking questions, I gather the key information about your home. That means understanding the tenure, council tax band, EPC, lease details where applicable, service charges, ground rent, restrictive covenants, alterations, planning history and anything else a buyer may reasonably need to know. For me, this is about transparency from the beginning. The more we know before launch, the better I can market the property accurately, answer buyer questions confidently and reduce the risk of unexpected issues appearing later in the transaction. 03 Luxury Market

Preparing Your Home for the Luxury Market

The first viewing of your home will probably happen on a screen. Before photography and filming, I give you clear guidance on how to prepare your property so the photographs, video and eventual viewings show it at its absolute best. That can include decluttering, furniture placement, lighting, kerb appeal, gardens, room presentation and the smaller details that make photographs feel warmer and more aspirational. I am not interested in making your home look artificial. The aim is to remove anything that distracts from the space, architecture and lifestyle we are trying to sell. Where a property would benefit from additional support, professional styling or staging can also be considered.

04 Professional Styling

Professional Styling & Home Staging

Some homes need very little preparation. Others can benefit enormously from professional styling or staging. For selected luxury properties, I can arrange specialist staging support to help buyers understand how rooms work, create stronger visual impact and bring the lifestyle of the property to life. This is never about adding decoration for the sake of it. It is about understanding what a buyer needs to feel when they walk into the home. Particular attention is often given to the principal reception spaces, kitchen, main bedroom and the areas that make the property memorable. If I believe staging would genuinely strengthen the marketing or improve buyer perception, I will tell you. If I do not believe the investment is worthwhile, I will tell you that too.

05 Property Video

Cinematic Luxury Property Video

Luxury property needs more than a basic walkthrough. Where appropriate, I create presenter led property video supported by cinematic footage, lifestyle details, considered music and drone imagery. The purpose is not to show buyers every corner of the house. It is to create enough emotion, intrigue and understanding of the lifestyle to make them want to experience it in person. The finished film becomes one of the most versatile assets in the campaign. It can sit on the property website, be shared through social media, used on YouTube and sent directly to buyers who may be relocating from elsewhere in the UK or overseas. Video allows us to sell much more than square footage. It sells the feeling of living there.

06 Photography

Professional Luxury Property Photography

he photographs are often the first thing a buyer sees and they shape their perception of your home before they ever read the description. For my luxury properties, professional photography is essential. The shoot is planned around the property itself, taking into account natural light, room orientation, architectural details, gardens and the features that make the home different. Depending on the property, the campaign may include interior photography, exterior photography, drone imagery, twilight photographs and lifestyle details. I would rather use a smaller collection of exceptional images than overwhelm buyers with dozens of repetitive ones.

07 Buyer Presentation

Luxury Property Brochure & Buyer Presentation

For selected luxury homes, I create a professionally designed property brochure that goes beyond a standard sales particulars document. It brings together the photography, floorplans, property story, key features and the lifestyle surrounding the home in one carefully considered presentation. It can be shared digitally with qualified buyers before a viewing and, where appropriate, produced in print for people viewing the property. For distinctive homes, the brochure becomes another opportunity to communicate what cannot always be captured in a portal listing. The architecture matters. The location matters. The story matters. The brochure gives us space to tell it properly.

08 Property Launch

A Coordinated Luxury Property Launch

I do not believe in quietly uploading a luxury home to a property portal and hoping somebody finds it. The launch is planned. Before the full listing goes live, I can begin creating awareness through social media, my buyer database, professional contacts and the wider eXp network. Selected buyers can be introduced to the property early, while teaser content begins building interest around the launch. When the property goes live publicly, the photography, video, portals, website, social media and direct buyer activity are coordinated so the campaign feels deliberate and consistent. The purpose is to create momentum at the point when buyer interest should be at its strongest.

09 Marketing Campaign

A Tailored Luxury Marketing Campaign

Launching the property is only the beginning. Luxury homes often require a longer and more considered marketing journey because the buyer pool is smaller and the right buyer may not be actively searching in the immediate area. I build ongoing activity around the home using social media, video, buyer outreach, property portals, my professional network and targeted campaigns. Where a property warrants wider exposure, opportunities for regional, national or international marketing can also be explored through the wider luxury network. Most importantly, the campaign does not simply run untouched in the background. I review buyer response, viewing feedback, digital engagement and the wider market, then adapt the strategy when necessary. Your marketing should continue working for you until the right buyer is found.

10 Viewings & Negotiation

When buyers enquire about your property, they deal with me. I want to understand who they are, what they are looking for, their financial position, their chain and how serious they are about moving. For luxury property, that qualification is especially important. Where appropriate, buyers may be asked to demonstrate their ability to proceed before a viewing is confirmed. I personally manage the viewing and feedback process, which means I hear the buyer’s reactions first hand and can use that information when negotiating on your behalf. When an offer arrives, I look beyond the headline figure. I consider proof of funds, mortgage position, chain, timescale and the likelihood of the buyer reaching completion. My role is not simply to obtain an offer. It is to help you choose the strongest buyer and negotiate the best overall outcome.

Finding the buyer and agreeing the price is a huge milestone, but it is not the end of my job. A property is only truly sold when the keys change hands. Once your sale is agreed, I remain personally involved throughout the entire transaction, working with you, your buyer, solicitors, mortgage brokers and the other estate agents within the chain. I monitor the important stages, including memorandum of sale, mortgage applications, surveys, searches, enquiries, contracts, exchange and completion. If something begins to slow the transaction down, I want to know why. If somebody in the chain is waiting for something, I want to understand what it is and who needs to act. Property transactions can become complicated, particularly when several sales are connected. Clear communication and active sales progression can make an enormous difference. You will receive regular updates so you are not left wondering what is happening with your own sale. And when problems arise, as they sometimes do, I do not simply pass messages between people. I work with everyone involved to understand the issue and help find a way forward. From the first conversation about selling your home to the day I hand over the keys, you deal with me. That continuity is a fundamental part of the service I provide.
